Building Guidelines & Requirements
With any exclusive residential development, building guidelines and requirements are important to maintain continuity of standards which protects the investment interests of all residents in the community. This includes elements such as minimum square footage requirements, building materials, roofing materials, landscaping, etc.
It should be emphasized that building guidelines are not intended to prevent diversity of design and/or innovation, but rather intended to maintain and uphold craftsmanship and quality throughout the development.
The Approval Process: Development Review
The Development Review Committee (DRC) must approve the following:
One paper copy (i.e. a minimum of 11” x 17”) and one electronic copy of the plans must be submitted to the DRC for review.
Submission of building plans to the county should not be made until the DRC has reviewed and approved all plans and renderings.
Site Plat Plan with building placement, grading, and as-built’s must be prepared by Phelps Engineering.
Exterior materials and selections must be submitted with plans for approval.
Exterior color scheme must be submitted with plans for approval.
General landscaping plan must be submitted (budget 2% of the total cost of the home).
The Design Review Committee shall have the authority, in its sole and absolute discretion, to approve or reject any, or all submissions, including building or improvement plans, and may deny approval for any reason it considers appropriate in furtherance of the design and aesthetic standards of the community.
FINISHED SQUARE FOOTAGE:
Finished floor area excludes attics, garages, basements, or similar.
1 Story, Ranch: 3400 sf minimum
1.5 Story: 4,000 sq. ft. minimum total; with at least 2,800 on main level
1.5 Story Reverse: 4,000 sf minimum total; with at least 2,800 on main level
2 Story: 4,400 sf minimum, with at least 2,800 on main level
3 Story: 4,800 sf minimum, with at least 3,200 on main level
BUILDING MATERIAL REQUIREMENTS:
Exterior: Please reference codes for Site & Building Design Standards
Stone veneer must be natural minimum 2” thick stone or greater & cover a minimum of 25% of front elevation.
Shutters must be constructed of wood or metal, , unless otherwise pre-approved by the DRC.
All sides shall be faced with stone, brick, stucco, metal, shingles or lap siding. (4x8 panel not allowed).
4-Sided Trim: Trim color of different tone or texture than main body of the residence on all four sides, unless otherwise pre-approved by the DRC.
Exterior vertical components such as porches, decks (cedar or manufactured) or lanais covered with paint or stain.
Vertical decking and handrails must be constructed of redwood, cedar, glass, aluminum, iron or an approved equivalent.
Ground supports must be of cedar, redwood, stone, manufactured material, or treated wood.
Exposed exterior and walls shall have same color as residence, maximum of 4 feet exposed.
No more than 2 feet of foundation shall be exposed at the front landscape bed area.
No air conditioning apparatus or unsightly projection may be affixed to front of residence.
Chimneys may not be counter-levered or cantilevered at the base. All chimney structures must bear directly on an approved foundation or structural support designed to transfer loads vertically to grade.
All fireplace flues in chimneys must be capped with a black or color conforming metal rain caps and/or vents.
Direct-vent gas fireplaces are permitted, provided all exterior vent terminations are coordinated with the architectural design of the home. Vent caps shall not be visible on primary front elevations and must be screened or detailed to minimize visual impact.
Minimum of 9-foot foundation walls.
Minimum three-car and maximum seven car garage with a maximum of two bays facing street.
Approved fences must be 3-rail Montage Majestic Style with dome tops in a black or bronze color, build vertical and horizontal with a maximum height of five (5) feet, following slope, or stair stepped. Alternative fencing which matches the architectural style of the house will be considered for pre-approval by the DRC.
Location of fence must follow property lines, setbacks, and attach to rear of the residence, unless otherwise pre-approved by the DRC.
DOORS & WINDOWS:
Windows and exterior doors must be constructed of glass, wood, aluminum clad, vinyl clad, fiberglass or otherwise pre-approved by the DRC.
Window material and color selection must be approved by DRC.
No windows or exterior doors may be of a bright finish.
Eight foot garage doors (minimum) must include an architectural pattern or be transparent.
ROOFS:
Modern roofing materials and architectural roof designs are permitted and encouraged, provided they are consistent with the overall architectural character and quality standards of the community.
Acceptable roofing materials include standing-seam metal roofing, architectural metal panels, concrete or clay tile, slate, synthetic slate, and other high-quality contemporary roofing systems. All exceptions must be pre-approved by the DRC.
Composite (asphalt) roofing is permitted only where specified as Class IV impact-resistant architectural shingles of equivalent quality to CertainTeed Grand Manor or better (Approved colors include Colonial Slate, Gatehouse Slate, Stone Gate Gray or Black Pearl). Standard architectural or dimensional composite shingles are not permitted.
All roofing materials, colors, profiles, and installation details are subject to Design Review Committee approval.
MISCELLANEOUS:
Gated Entries must match house architectural design and include columns & decorative lighting. Lighting must be up or down lighting and not cast directly outward.
All exterior accent lighting shall have a correlated color temperature between 2700K and 3600K.
All exterior lighting fixtures shall be fully shielded and full cut-off, designed to direct light downward and prevent light spill onto adjacent properties, streets, or the night sky.
Temporary security lighting may exceed 3600K, provided such lighting is shielded and used only for temporary safety or security purposes.
Address plaques, numbering systems, and mailboxes must be approved by the DRC.
All mowed areas are required to have in-ground irrigation systems.
All lots must be sodded (i.e. front and side yards). No seeding is allowed on front or side yards.
Pre-stub radon vents are required.
All detached garages, out-buildings, pool-houses, shops, greenhouses, barns, or similar structures must compliment or match the architectural design of the main residence.
Equestrian outbuildings and facilities are governed by applicable Johnson County codes and regulations. The keeping of horses is subject to county requirements and may require special review, a Conditional Use Permit (CUP), or compliance with animal unit limitations, depending on zoning and lot size. Livestock other than horses, including cattle, goats, sheep, swine, and similar farm animals, are not permitted within the subdivision.
COMMUNITY AESTHETIC:
The Reserve at Wolf Creek is a diverse exclusive luxury estate subdivision with a limited number of large lots available.
